Recently, we had some sellers who went on Zillow and got a Zestimate of $400K. When we did our market analysis, their home value actually came in at $355K.

On average, Zillow's Zestimates are off between 5% and 15%. The best way to find your home's true value is to call a Realtor.

The Realtor will do a CMA, or Comparative Market Analysis, where the Realtor compares your property to similar homes in the area to determine what buyers will pay for your property in today's market.

The St. Croix County market is currently favoring sellers, and there is about 5.1 months of inventory lying around right now. This is why the average sales price has risen by 16%! Sellers should be very happy about that. There are currently 508 homes on the market, and pending sales are up by 6.5%.

What does this mean for you as a buyer or a seller?

Well, the average days on market is currently sitting at 63 days, and people are getting 97.6% of their list price. The days of buyers coming in and low-balling are over. You can expect a good price for your home if you price it accurately.
